Terms and Conditions

The following terms and conditions apply to the reservations and use of this vacation rental condo.  These terms and conditions are accepted by confirming your reservation with payment.


    • Dates requested from reservation requests via BransonCondo.org will be finalized after the following:
      • Receipt of payment in full and
      • Receipt of government issued identification photos, i.e. drivers license, (front and back) at gkbcondos@gmail.com.


    • Guests receive 100% of the final payment and deposit (less a $195 cancellation fee) if cancellation is one month before check-in. No refunds within one month of check-in.

House Rules

    • Smoking or vaping is NOT allowed in the condo or the sunroom. If the condo or sunroom have been smoked or vaped in, then guests will be charged $500 for the clean up, filtration costs and future revenue loss.
    • The maximum occupancy of this condo is six.
    • People other than those in the guest party stated at the time of reservation may not stay overnight in the property. Any other person in the property is the sole responsibility of the guest.
    • You must be at least 25 years old to reserve this condo.
    • There is a deposit of $300 to cover damaged and/or missing items. This deposit will be refunded upon inspection of the property following your stay.
    • All of the units are privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
    • By confirming this reservation with payment, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
    • By confirming this reservation with payment, it is agreed you will obey the rules of all the public use facilities at The Pointe. Failure to do so may result in the loss of the remainder of your stay, along with your deposit.
    • Only use appliances for their intended uses.
    • Pets are NOT allowed.
    • Obey parking rules. Failure to do so may result in the towing of your vehicle at guest’s expense.
    • There are access keys hanging on the hat rack to use for access to the front gate, pool and clubhouse area. Please make sure these are hung back up when you leave. If the pass keys are not left in the condo when you leave, you will be charged $50 for each pass key.
    • Please do not set the air conditioner lower than 70 degrees because this may freeze up the unit and prevent cooling.
    • There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Only the gray pool towels may be taken to the pool. There is a washer and dryer in the condo for your use and there is a small supply of laundry detergent for your use during your stay. Please wash the gray pool towels after use.
    • Should you arrive and have issues with the cleaning, please contact the owner as soon as possible. If you wait more than 24 hours to notify the owner of the problem, we will assume the problem is a result of your stay.
    • No parties.
    • This condo may not be a sublet. Your reservation is not transferable to any other party.
    • Please leave the property in the condition that you found it. This includes, but is not limited to, the placement of interior and exterior furniture, electronic devices and TV connections. If additional cleaning is necessary due to spills, stains on furniture, flooring, or linens, you authorize the owner to bill you for additional cleaning fees, replacement costs or repairs that are in excess of the deposit. Additionally, if during your occupancy, you or a member of your party or your guest causes any damage to real or personal property as a result of unintentional accidental acts or omissions, intentional damages, vandalism or theft the guest will be responsible for any cleaning costs and replacement costs for repairs.
    • You can check into the condo after 3:00 PM on the day of your arrival.
    • You’ll need to check out of the condo by 10:00 AM on the day of your departure.
    • If the owner is made aware of any underage drinking or drugs on the property, it will be reported to the authorities and will result in eviction and the forfeiture of all rental payments and deposits.
    • Guests shall have due regard for the comfort, convenience, and pleasure of the other occupants of the community. No guest shall commit nor permit the permission of any nuisance, including, but not limited to, the making of excess noise, playing of stereos, televisions, radios, or any other noise-making or entertainment instrument at a volume which the owner, in its sole discretion, deems excessive.
    • The owner is not responsible for any acts of vandalism or theft, or other damages to personal property.
    • If guests violate any of the conditions of this agreement, then the owner may terminate this agreement. Upon notice of termination of this agreement, guests shall vacate the premises immediately.
    • The owners will not be liable for events out of their control, including but not limited to: Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather, disruption of electricity, television, internet service, pool, hot tub, tennis courts, basketball courts, pickleball courts, playgrounds, road repair, etc.
    • In the event the owner must engage legal counsel for the enforcement of any of these terms and conditions, whether such employment shall require institution of suit or other legal services required to secure compliance on your part, the guest shall be responsible for, and shall promptly pay the owner the reasonable value of attorneys’ fees and court costs.
